I can’t take the stress of Foreclosure anymore…what should I do?

Become educated and make a decision.  I remember waking up in the mornings after a sleepless night, praying that this was all just a bad dream.  I fought with everyone from my husband, kids, mother and even the dogs.  I was so sick over everything, I even lost a kidney.  I realized the fact that I was throwing good money after bad.  The stress of foreclosure will do everything it can to take you out!  What I found to be the most helpful was that I made a decision and stuck to it.  I had to accept being happy where I was for the time and believe that everything was going to be alright.  I wasn’t raised to be a person who walks away from my responsibilities; however, I had to look at the big picture.  I wasn’t the only one in this situation; LOTS of people are living the same nightmare!

I started attending church more often and reading the Bible every evening.  My faith got me through all of the mess.  I had the background and knowledge of how to do a short sale, a bankruptcy, and/or save my home; however, when it came to helping myself make a decision, it was one of the hardest things in my life.  I had several rentals that I fought to save and spent thousands of dollars in the process.  In the end, I short saled the properties and THEN filed bankruptcy.  I even separated from my husband of 21 years.  If only I would have made the decision a lot sooner, I may have saved my marriage and avoided great financial loss.  Thanks to God, I have fully recovered from all of my losses and I am right back on track where I want to be!  I would recommend the following reading to help during this crisis:

  • The Five Love Languages – this book will help you understand your individual family members and how to communicate better.

Should I save my home and fight the foreclosure?

You may be struggling with this question.  Should I try and save my house?  If you can afford to stay in your house at a comfortable payment, then I can refer you to a non-profit organization that will help you fight the foreclosure.  Your monthly payment will be paid directly to that organization and they will provide you with your own attorney.  There is no guarantee that they will be able to help you keep your house.  Sometimes, sellers will end up doing a short sale anyway.  However, there are several things that they look for regarding your purchase of the house which may work in your favor.  Did your lender do everything right?  Is there any fraud that can be exposed in your defense?  You can go to www.frfvideo.org for more information. Only you can make the decision whether you want to stay in your home.  Please consider some of these things:

  • Can you afford a monthly payment equal to the current value of the house?
  • How long do you think it will take for the economy to turn around and recover to the point where the value of the house returns to the purchase price when you first bought the property?

When can I buy a home again?

I have seen sellers who have purchased a home using conventional financing as early as 2 years after filing bankruptcy and/or conducting a short sale.  The mortgage industry is changing daily and there are many variables to consider.  I have private lenders (individuals) who are willing to finance owner occupants that have 20% down.  Many sellers decide to purchase a home as a lease options and/or just rent until they are able to repair their credit.
